For sale offered a ready rent business in the historic centre of Petersburg
On 14th December the Auction House of the Russian Federation (AHRF) will hold an auction for the sale of a former office of the Sberbank PJSC near Chernyshevskaya subway station. A Facility – a reconstructed mansion of XIX century with an area of 3.4 thousand sq. m and a plot with an area of 1.4 thousand sq. m.

Today the building is rented on a long-term basis by the Pension Fund of the RF Administration with a possibility of prolongation. Rent income is about 45 million rubles per year.
The starting price of the Facility – 350 million rubles.
The biddings will be held on behalf of the Sberbank PJSC.

The asset is known in the market, as one year ago it was offered for sale. Investors were actively interested in the building, mainly as a head office of company. Now situation changed – the whole building is rented on a long-term basis. It means that for an investor it is not as much as image purchase, but it is a ready business with a clear payback period”, – says Olga Zheludkova, Head of Department for Work with Troubled and Non-Core Assets of Banks.

The building was reconstructed in the beginning of 2000s, during this period a front façade and structure of the mansion’s yards were saved. The building entrances were transferred from a sidewalk in front of the house into the first yard, which turned into a grand lobby in the open air. In the second yard an atrium was created.
While creating the design the authors looked up not only to needs of a future bank’s office, but to an origin mansion’s design. So, a front outhouse of the historic building was overbuilt with the third floor in accordance with an unrealized design of late XIX century. Yard outbuildings were taken to pieces, a level of the first (open) yard was raised for creating an underground parking.
The reconstruction design was awarded the Second Degree Diploma of the Zodchestvo-1999 International Festival of Architecture in the “Buildings” nomination and the First Degree Diploma of the Zodchestvo-1996 International Festival of Architecture in the “Designs” nomination.
