Complex of buildings put up for sale in historical center of Moscow
The Auction House of the Russian Federation (AHR) is preparing to sell a complex of buildings located in the very heart of historic Moscow – Kitai-Gorod.
The buildings are located at the address:
Lyubyansky Lane, 15, building 2 and 4
Maroseika Street, 2/15, building 1
Total area of buildings – 13 055 sq. m.
Rentable area – 11 332 sq. m.
Area of land plot – 0.6 hectares (term of lease - 49 years until 2032).
Starting sale price – 3.3 billion rubles.
The buildings on sale are located in direct proximity to the Kitai-Gorod metro station, several minutes’ walk from Red Square, the Russian presidential administration, the Chamber of Trade and Industry, Gostiny Dvor, ministers and departments, offices of major companies and banks concentrated in the center of the capital. Additionally, Lyubyansky Lane and Maroseika Street, because of their location, are among the busiest places in the historical center of Moscow: according to existing data, the flow of pedestrians here is 1,500 people per hour.
In 2009, complete reconstruction was carried out in the buildings, and in 2013 replacement of systems of internal communications was completed.
Options for use:
The object may be used as a ready leasing business – at present all the premises of the complex are leased out at market rates (around 33,000 rubles per sq.m. per year).
At the same time, the location and high-qualities characteristics of the object make it promising to reconstruct the buildings for a class A business center with underground parking. A hotel complex at the address would be an advisable project, or realization of a restaurant center of leading fast-food operators. In this case, under competent management, the object will completely pay itself off in eight years.
In any scenario of development, the rate of return of a business on this territory will be high, and investments will not be made in vain.
