Conditions have changed for the auction for the land plot on nab. Robespierre 32
On 15 October, the Auction House of the Russian Federation will hold an auction for the sale of a land plot on nab. Robespierre 32 (St. Petersburg). The property is being sold by order of the owner, ZAO Pervaya proektnaya kompaniya.
The lot will be sold by Dutch auction (descending price auction).
Initial price of the lot – 500,000,000 rubles.
Minimum price of sale 300,000,000 rubles.
The area of the lot on sale is 1,349 sq.m. It is intended for construction of a residential complex. In accordance with pre-plan developments, a building with an area of up to 17,000 sq.m. can be built on the lot.
At present, the land plot is on deposit with Sberbank of Russia. Encumbrance in the form of a deposit (mortgage) will be removed over the course of 10 days after the payment of a sale and purchase agreement.
“The lot at nab. Robespierre 32 is an exclusive and unique property. And it will continue to be so regardless of any booms or slumps on the real-estate market. There will always be people who want an apartment with a view of the Neva in the historical center of Petersburg. The price of these proposals is a complex and also exclusive question. We expect that with a Dutch auction we will be able to determine it, and it will suit the seller and the buyer” (general director of the Auction House of the Russian Federation Andrei Stepanenko).
“Legally, the terms of construction on this lot expire in April next year. But this does not mean that the investor will lose the opportunity to carry out work on the property. The issue of the consequences of violating these terms will be examined in court, taking into account the observance of the rights and legal interests of all participants of the process, including the investor working on the site. The legal procedures do not mean stopping work on the property, and the investor will be able to build a building that corresponds to the parameters declared on the plot that is prepared for development. Additionally, the city will always feel loyal towards people who carry out active construction work” (head of department for work with pledged property at the Auction House of the Russian Federation Olga Zheludkova).
