The AHRF is preparing for sale a former production site of the Heineken Brewery in Kaliningrad
The Auction House of the Russian Federation (the AHRF) is preparing for sale a property complex, where earlier the brewery of the Heineken Group of Companies was located – land plots and buildings in Yuri Gagarin Street in Kaliningrad.
Address: 225,227, Yuri Gagarin Str., Nevskoye Settlement, Guryevsky District, Kaliningrad Region.
The site located on the north-eastern border of Kaliningrad and Kaliningrad Region in the distance of 2.5 km from Bolshaya Okruzhnaya Street.
Total area of the land plots – 7.8 ha
Of them:
-2.4 ha – under ownership
-5.4 ha – under a long-term lease for the period of 49 years.
Total area of the buildings – 29 thousand sq. m (registered as ownership).
Currently the real estate is partly rented.
The Facility is scheduled to be sold at Dutch Auction.
Starting price – 290,000,000 RUR.
Cut-off price – 230,000,000 RUR.
Structures and buildings of industrial purpose are in good operating condition and correspond to demands made towards modern production complexes: flat self-leveling floors, free-pattern lay-out of column type, height of ceilings is up to 8.5 m.
According to the Regulations of Land Tenure and Development of Kaliningrad City the land plots located in П-3 zone – that is zone of industrial and municipal facilities of the III class of sanitary classification. On the site a production of a low and middle danger level can be placed in accordance with determined zoning, in particular: food, chemical, varnish-and-paint, assembling and others.
The site is completely provided with all necessary power resources including gas. Water is received from the own Artesian wells.
“Taking into account such indisputable advantages of the facility location as proximity to the only ice-free port in Russia in the Baltic Sea and to the boundaries of European states, as well as expansion of authority of the Law on a Separate Economic Area throughout the whole territory of the Region up to 2031, we consider this Lot to be attractive not only for Russian manufacturers, but for foreign corporations, which consider a possibility of placing a production in Russia”, – tells Dmitry Altbregin, Deputy Director of Moscow Branch Office of the AHRF.

The first deal took place in April, 2013. A distribution center of the Company in Saint Petersburg with an area of 7.4 ha in Stepan Razin Street was sold with the AHRF assistance.
